Frequently Asked Questions
All Providence Lifestyle Resorts are masterplanned land lease communities.
This is a home ownership style where you own your home and rent the land it sits on for a weekly rent. You also have full access to the community’s recreational and leisure facilities.
If eligible, you may claim Commonwealth Government Rent Assistance.
Overall, land lease community living offers an affordable, secure, and vibrant lifestyle.
Beyond the weekly rent, there are no extra costs outside of typical home ownership expenses. You’ll be required to pay for the usual utilities and services you wish to use, including electricity, water, sewerage, internet, phone, and home and contents insurance, just as you would for any other home. The first 8kWh of electricity per day is free at each resort, with standard Synergy residential rates applying beyond that. But you won’t have to pay stamp duty or general council rates. Please see the Site-only Agreement for further details.
A land lease community is a lifestyle-focused option where you purchase your home and rent the land it sits on. You own your home outright and pay a weekly rent, which also gives you access to resort-style facilities. One of the major benefits is that when you sell, you keep any capital gain.
Another key difference is the community culture. In a land lease community, activities and social clubs are typically Homeowner-led, so you and your neighbours decide what you’d like to do, from walking groups and craft clubs to gardening and social events. This makes the lifestyle authentic, flexible, and tailored to the interests of the people who live there.
In comparison, a retirement village usually works under a leasehold or licence model. You have the right to live in the village, but you don’t fully own your home in the same way. When you leave, a deferred management fee (DMF) is generally deducted, which reduces the amount you or your estate receives back. Depending on the village, activities in retirement villages are often organised by the operator, with less emphasis on residents driving the program.
Yes, and it’s also a willable asset, which is generally not the case in traditional retirement villages.
Your home remains entirely yours and it can be sold at any time with our assistance, through an external agent, or on your own. It’s also an asset that will form part of your estate and can be passed on to your beneficiaries. If they meet the community criteria, they may even choose to live in it themselves.
In addition to the benefits mentioned above, many people choose a land lease community because it gives them the chance to free up money tied up in their family home. By selling their current home and moving into a land lease community, they can unlock equity and use that extra cash to enjoy life, whether that’s travelling, spending more time with loved ones, or simply having greater peace of mind in retirement.
This will vary based on everyone’s personal circumstances, so we encourage you to seek your own financial advice before making a decision.
It is not common for buyers to obtain finance to purchase a home in a land lease community. We recommend that you seek independent financial advice.

Yes, your home at Providence Lifestyle Resorts is an asset that will form part of your estate and may be passed on to your beneficiaries under your Will. They may choose to sell the home or even live in it themselves if they fit the community eligibility criteria.
Absolutely. We not only encourage your friends and family to visit you, but they can also stay with you short-term. We don’t, and it’s for this reason we are very different to a traditional retirement village. Our point of difference is that we offer secure, resort-style, land lease community living for people who are not looking for a typical retirement village, just independent residential living with all the attributes above.
We have a much younger entrance age and the older age groups among us are reasonably fit and active.
The way we see it is that we didn’t want to reinvent or duplicate the retirement village concept and that’s why we don’t offer the same types of services or purchase model. Instead, we provide a relaxed, park-like holiday atmosphere.
These differ depending on the Resort. To find out the current weekly site fee schedule, please contact your desired community directly.
Our Resorts are designed with security in mind:
- The layout of the homes encourages ‘Neighbourhood Watch’
- Access to the Resorts is via automated security gates which automatically close between dusk and dawn
- External boundary of Resorts is fenced (where possible, depending on the nature of the land)
- Security cameras are located at front gates, rear gates and caravan parking areas
It’s also worth noting that in the event of an emergency, all Homeowners have access to a dedicated emergency number. Please remember, if you are experiencing a medical emergency, call 000 immediately.
