An update from our Project Manager, Brenton Downing

The start of a new project is always the most exciting and challenging time in project management. These initial stages usually include some of the projects most significant infrastructure and numerous approvals. With these early steps being some of the most critical, it is important to get things right, the first time. That’s why, at Piara Waters Lifestyle Resort, we are extremely fortunate to have a very experienced team of consultants and contractors on board, including many who have successfully delivered lifestyle villages in Western Australia.

A significant amount of work has already been completed by the project team to retain the best trees on the site. This has involved many site visits, tagging of trees and redesigns to achieve a result that homeowners can enjoy for many years to come.

For example, a redesign was completed to retain a large fig tree, now affectionately named ‘Wilson’, that will become a beautiful feature at the entry to the Resort. We try to retain as many trees as possible, and whilst some trees have been retained for now, they may need to be removed later during civil works if required.

Works commenced on site in May 2021 and the project received its final environmental permit to clear vegetation on 20 June – allowing earthworks to really start in earnest. The civil contract, which includes the installation of drainage, sewer, water, power, and communication services is currently being priced, with the sewer works expected to commence in August.

Fleetwood, a very experienced builder of lifestyle homes in Western Australia, have been contracted to construct an entirely new range of stylish, architecturally designed homes for the project. With detailed drafting finalised, the construction is due to be completed during the civil works contract. Pleasingly, because the homes are built offsite with steel construction materials rather than brick, we will not have the same delays that most homebuyers are currently experiencing in this crazy market.

The detailed design of the spectacular Lake House is nearing completion and will be tendered for pricing this month, with construction due to commence in late September. We are very keen to have this facility completed by the time the last home in Stage One is ready for occupancy.

We all have a very busy but exciting six months ahead of us delivering the first stage and I look forward to keeping you regularly updated with progress on this amazing project.

Project timeline

As we are sure you are aware, the current construction environment for civil works is challenging for everyone and we have experienced several slight delays due to:

  • Receiving approvals to progress major works on site.
  • When reviewing the detailed design and program with the civil contractor – it has resulted in the homes not being able to be delivered to site as early as we had anticipated due to:
    • the significant service and open trench requirements for Stage One
    • the wettest July we have experienced in over two decades
    • longer lead times in this market procuring materials.

That said, we are doing all that we can to remove any bottlenecks to get the first Stage complete as quick as possible.

Unfortunately, the challenges I described above has impacted my estimated time frame for homes to be ready for occupancy. A realistic estimate of when all the homes will be ready is described in the table below. As you can see, it is quite different to the last one I shared.

The other reason for the adjusted dates is due to the changed order of home construction. Essentially, we will now be completing all the homes to the South of the Boulevard followed by all the homes to the North.

The estimated dates for the completion of each home are shown in the table below.

An update from our Sales Manager – Janine Thomas

When we are house bound amid such wet and wintery weather, there is no better time to tackle the job of sorting through that excess “stuff” that we seem to all accumulate. I’ve met so many people who are reaping the rewards of freeing up old items and clearing out dusty boxes which have been unopened for years, all in preparation for this new and exciting chapter of their lives.

Shifting into a Lifestyle Resort becomes the catalyst for those decisions we previously avoided “for another day”. Having a reason and a timeline to downsize makes the tasks less daunting and often, they end up being quite therapeutic.

The sales I have made so far have included both Stage One and Two – and my clients are enjoying the reassurance of excellent market conditions to sell their home. After many sluggish years, the WA property market is glowing with an average of just 12 selling days. This means very few home opens, less marketing costs and quite often a sales price above the asking price which is a nice financial bonus for the back pocket!

As the saying goes…The early bird catches the worm! This is true for any early buyer into a project as they tend to gain the highest returns. Whilst the Resort is in its infancy and waiting on final touches and additional facilities, buyers who get in first will typically see the highest and quickest increase in capital growth.

Remember you can always buy in Stage One and then shift to a later stage should you decide on a different location within the resort and/or a different house design. With no exit fees (and no selling fees in this scenario) you can enjoy total flexibility in your purchase.

Sales are ticking along nicely but don’t put it off for “another day”. Time sure does have a habit of flying by and the chance will be gone before you know it!

Also, please keep in mind that nearly all of my clients have to sell their home to be able to move into the Resort. If you want to take advantage of the strong market, but are wondering how to manage things, or there is a gap between having to move out of your home and into the Resort, just give me a call and we can talk it through.
