An update from our Project Manager, Brenton Downing

Works on site are progressing at a fast pace with the sewer, water and electrical infrastructure all currently being installed.

Delivery of the first 31 homes is due to commence in late February 2022. Fleetwood, our builder, is a national company with significant experience building lifestyle homes in Western Australia, and whilst most other builders in WA are under pressure with materials and labour, we are fortunate that Fleetwood’s national position in the market has somewhat mitigated the risks of serious delays. Although we have been impacted, fortunately it has only been measured by weeks and not months.

The Lakehouse design has been finalised and we are excited to have Kastle Group be the appointed builder. We estimate the completion of the Lake House to be May 2022 – intime for our first homeowners to enjoy.

The landscaping contract with Earthcare is now being prepared with works due to commence on the entry wall on Warton Road in mid January 2022. The building licence for the wall has been approved by City of Armadale and much of the limestone has already arrived at site. Piara will be using natural limestone to reflect the quality of the development. It looks great and it ages gracefully.

Solar Naturally has been appointed as the solar and battery provider for the Resort, with their works expected to commence in March 2022 after the first homes land on site.

Aqura Technologies has been appointed as the communications provider who will ensure fast internet and communication service is provided to each home.

It is certainly an exciting time for the Resort as many years of planning come to fruition in the coming months with the first residents moving in.

With the built form aspects of the project now commencing, Mike Enslin from Kastle Group will be taking over as the Project Manager of the Resort from December 2021 onwards. Mike is a very experienced development professional and is the Chief Executive Officer of Kastle Group (Also, the builder of the Lakehouse).

On a personal note, I look forward to following the progress of the Resort and in particular seeing the completion of Stage 1.

An update from our Sales Manager – Janine Thomas

After the wettest winter in Perth, the sun has come out and so have the buyers. Sales at the Piara Waters Lifestyle Resort have surged with 10 sales in November!

Not only has the good weather had a direct correlation on sales but the strong real estate market is enabling buyers to get top dollar for their home and in a super-fast timeframe.

Many are selling their homes after just 1 home open and above the asking price. How lovely to be mortgage-free and still have some buffer money left over for holidays or to buy a caravan or boat!
Summer and the new year is a great time to sell… with many families shifting from over East for new jobs and settling kids into schools. So, if you are considering downsizing, I would take advantage of the next few months!

60% of Stage 1 home are now SOLD and are due to arrive from late February onwards.

Stage 2 houses will arrive July/Aug and have also seen an increase in demand with 8 houses now sold.

Piara Waters has so many young families which has been a draw card for Grandparents who want to live closer to their adult kids and play a big part in the lives of their grandchildren.
Not having to outlay Stamp Duty and having the peace-of-mind of ZERO exit fees has also been a welcome relief to buyers!

I often get asked who are buying in the Resort? We’ve had a mix of buyers – some who are still working part time or full time – whilst others are fully retired and travel for many months at a time. Some are single/widowed whilst others are couples.

With an average age of 65 this Resort will have a holiday atmosphere. Our philosophy is all about creating a life that offers freedom and fun which is what keeps people young at heart.

Prices are due to rise from 20th December on any remaining houses so it’s a great time to secure your new home here.
